This is so perfect, I am one of those people who have been tirelessly looking and still have not been able to find a home to purchase. This extension will releive the stress that I and maybe so many other people have been going through trying to meet the deadline to qualify for the home tax credit.

This is such a big deal in the Real Estate industry. Many of us saw the showings dropping this weekend, as buyers felt that they would not be able to get the tax credit. I am sure this weekend, the showings will be up if this is passed. It is huge for the economy! Exisiting home owners are thrilled that they are going to be included in this.

Properties that are in the foreclosure process are not "in the shadows"... you can look up each and every one using tools like ForeclosureRadar.com. Plus we clearly said there was no shadow inventory of "bank owned homes" just to be really clear.

I think you dam analogy was really good, I'd just remind you that dams can last a very long time, and it isn't clear that is "has to be released". The reality today is that we have millions of folks underwater in their homes, hundreds of thousands who aren't making their payments, no political will to bail them out, and no political will to foreclose on them. We will sit in this limbo until some combo of the following things happen:

1. We get the political will to bail people out - whether through principal balance loan mods, bankruptcy cram downs, or the like.

2. We get the political will to foreclose on folks - politicians will have to have the stomach to be responsible for putting people on the street, and their constituents will have to be ok with a flood of properties hitting the market.

3. We suffer massive inflation that doubles wages (that's what it will take to bring prices back to 2006 levels).

Those three realities have created a pretty strong dam... its unlikely to break anytime soon.

I don't believe that criminal behavior should stop good policy. Fraud should be prosecuted, and the IRS should follow up on red flags. But the $8000 homebuyer tax credit has been a huge boost to the real estate recovery. For months I've watched people scramble to make offers on homes for sale in San Diego. Every single first time buyer has the tax credit in mind, and they've been creating mental deadlines to be in escrow by October 31 so that they can close by November 30. I think that an extension with a gradual phase out by the end of 2010 (Max Baucus' proposed amendment) is a the best approach. Without an extension I think it's safe to say that there will be a big lull in real estate activity during the coming months.

Great article with a simple explainantion of Twitter. Glad to see tha the NC Times is realizing how to utilize and leverage these 21st century tools. I'd recommend you also take a look at Facebook, another very popular social networking tool.

I saw this game on TV in England.

Loads of empty seats right the way through the half. The websites were still selling the tickets.

7000 unsold tickets. Not good to say it was a sell out last year.
