CARLSBAD: Boat Club appeal to be heard in September

CARLSBAD --- An appeal regarding the development plans for the Carlsbad Boat Club property has been postponed until September.
The appeal, which was to be heard Tuesday night, has been tentatively rescheduled to Sept. 16.
Jim Courtney, who co-owns the 1-acre club site on Adams Street with Michael Pfankuch, said Wednesday that he asked for the delay in order to give the City Council more time to review to his development proposal.
"We don't want to rush it," he said.
Courtney asked the council to hear his appeal after the city's Planning Commission voted in early May to deny him the permits he needs to proceed with the proposed development, which would put 25 vacation time-share condominium units on the site. An informal, private boating club and a long-closed restaurant now occupy the land.
The plans have been controversial because the site is surrounded by single-family homes, and neighbors have said they don't want a time-share complex next door.
Parties on all sides of the issue agree that the lot isn't easy develop because of the conflict between its zoning ---- it is zoned for a tourist business such as a hotel ---- and the surrounding neighborhood.
At the May 7 Planning Commission meeting, staff members said they shared the developers' frustration with the challenges of the site. However, they said, the 25 units was too many.
